Mar-a-lago cannot be valued using comparable residential or development properties. It cannot be used or sold as a residence, nor can it be developed in any way, ever, due to the conservation easements he signed in return for a huge tax break, and lower property tax rates. These restrictions - which exist in perpetuity - impact property value.

Trump nonetheless valued Mar-a-lago as if it was an unrestricted property, using residential comparables, cherry-picked comparables that were not truly comparable, inflated comparable values by reducing the number of square feet/acres, and for good measure added 30%.

It's possible someone might spend $300 - £1000 million on a property that can't be used as a home or developed, ever, costing an estimated $1 million in yearly maintenance, in return for a club generating about £25 million a year.

But would anyone, really? For what?

The point is that he testified, under oath, that he had 400 million cash available. Now his lawyers say he doesn’t have anywhere near that. Not that he would prefer not to use it - but that he doesn’t have it.

Both of those things can’t be true. Either Trump lied under oath, or his lawyers are lying now. Which do you think is more likely?

 

Well if you were as outraged about Bill's little lie about a BJ as you are this case I might sympathize a bit but Trump had it coming to him. All he had to do was tell the truth.
