Does anyone remember being perhaps 17 to 23 years old and wondering how all of the older people around you could be so dumb because you had it all figured out? Then it took about four or maybe six more years to figure out how wrong you really were?
When we try- turns out many people can understand what has been good and bad for them in life. It's one thing to know, it's another to do. That's where self-discipline comes in, the ability to make yourself do what you need to do instead of what you want to do. Take it from an old guy... Life is actually the sum of your experiences. Every day, we have a chance to make memories- good ones and bad ones. Every day, we have a chance to live life- or just plod along, waiting for something to happen for us. It pleases me to see that many here have a grasp of the underlying values that can make us stronger and better people. If you are fortunate, you will as the old saying goes "Carpe Diem", or seize the day, and make every one meaningful. I'm a very fortunate person who was lucky enough to figure life out early enough to make the most of it. Now- I'm an old person at 81 When you get to this age, who find who you are includes all you have ever been... and hopefully, you can look back at your life and know you lived well, that you loved, that you succeeded, that you are proud of the way you lived- and know that in some small way, the world is a better place for your having been here. If you can do that, you have won it all. Life is- an accumulation of experiences, like a scrapbook... make it a good one, by making every day a good one. You will value them all before it's over.
Having a family is one of the primary goals of most folks. I've held the steering wheelof my car and looked out the windshield and held my child and looked into her eyes. The kid wins. I've driven fast down the road in my convertible, and I've seen my son run around the bases at a ball game. My son wins. I have years of memories of my career and years of memories of my kids. I had a fun and lucrative career... but my kids win once again.
That was basically my point. Put your down payment in the market and you'll make way more money than you'd have saved in interest.
Fair enough. Anecdotally, when I first started my search for a house, I found a fixer upper for 50K but because it was technically condemned, it required half down to avoid also requiring a renovation loan. I didn't have that. A flipper bought it and turned it into a 200K house. I found another fixer a block over for 100K, and got it with a 30K HUD renovation loan. I also knew a contractor that would let me do most of the work, so I came in 15K under renovation estimate. And ultimately, I'm happier here, as this house is a corner lot with more space and has a 1000 ft3 shop. But had I had the 25K for the other house, I coulda (theoretically) flipped it into a 100K mortgageable house instead, and bought this one outright instead of getting a loan for it.

Young man - DON’T GET RID OF YOUR SMART PHONE, a smartphone is one of the greatest human inventions, as important as the invention of the condom. A smartphone can save your life! You can be on the Appalachian Trail or in a new city – a smartphone can show you the shortest way to a bar, airport or good restaurant. Using a smartphone you can order Uber, Lift or weed. Using smartphone you listen to audiobooks or even read electronic books. When you are on a business trip, far from your girlfriend or wife, you can make contact with them on Zoom and strengthen your hand muscles. You can also listen to music or to your favorite preacher. KEEP YOUR SMARTPHONE!
Look for a field where there are more openings than people qualified to fill the openings. Look for a field that is not specialized, and which does not change rapidly. If you love the liberal arts and social sciences, like I do, study them on your own. Any formal education after high school has to be job and career oriented. Do not expect employers to care about your knowledge of English literature of the Romantic Era, or ancient Greek myth and legend. Employers and co workers are probably more interested in last night's ball game. Avoid cigarettes and hard drugs. If you do not drink alcohol, do not start. Nevertheless, I think I may have improved my personality by patronizing bars. I made friends in taverns. By nature I am an extreme introvert.

I have made mistakes in my life. I would rather learn from my mistakes than continue to make them. I would rather advise others not to make my mistakes than try to rationalize them.
I have already got rid of it. I have a personal locator beacon for when I'm in remote areas, I don't need to know the shortest way to a bar, I know the roads in my city. I have a car so don't use Uber. I read books rather than listen to audiobooks. I can call people rather than Zoom. I listen to music on LP.
